Project Summary

In August 2023, our Luxury Living team was engaged to support the delivery of a one-of-a-kind East Coast beach house. Set between the Atlantic Ocean and a serene lake, the 12,400 SF estate was designed as a multi-generational retreat featuring nine bedroom suites and an extraordinary collection of amenities, including a spa and sauna, bowling alley, golf lounge, library, salon, gallery, and outdoor pool. With construction already underway and an immovable completion date set for Summer 2024, the project required seasoned leadership and disciplined schedule management to bring the client’s vision to life.

MGAC's Role

MGAC joined the team—alongside Kimmel Studio Architects, Horizon Builders, Campion Hruby Landscape Architects, Orsman Design, and Patrick Sutton Design—to provide project management services. Our work centered on establishing project clarity, re-engineering the contracting schedule, and implementing the proactive communication tools needed to maintain momentum. Early priorities included securing the building envelope to mitigate moisture risks and enable interior progress, as well as coordinating the extensive landscape, exterior, and pool design efforts. Throughout the project, our team ensured alignment among designers, contractors, and vendors while keeping the focus fixed on the client’s family-first vision.

Challenges

The project’s fixed deadline—driven by the summer season—left no room for delay. A lengthy list of bespoke materials and specialty installations added complexity, including Italian-quarried stone, made-to-measure millwork from multiple fabricators, large-scale lighting features, and a custom-built aquarium. Logistical challenges were further heightened by the site’s location: positioned between bodies of water, with limited space for staging deliveries, maneuvering equipment, or storing materials. These constraints demanded precision scheduling and real-time coordination across all trades.

Success Factors

The project succeeded due to decisive schedule reorganization, consistent communication, and early identification of risks. Regular team meetings and a living risk registry enabled us to anticipate issues, navigate supply chain challenges, and maintain a steady pace of work. Delivered right on time, the home welcomed the family for Summer 2024 and has since played host to two full seasons. Today, the property stands as a refined and timeless coastal estate—an heirloom retreat crafted for generations.
